Why roof inspection and roof maintenance

The importance of a roof inspection and roof maintenance.

A roof inspection is one of those preventative maintenances that should become a yearly habit.

The roof is the important part of your house. Rain, wind, snow, trees, insects and poor roof maintenance all contribute to leaks and roof damage. If not addressed early, the damage can become significant.

Inspecting your roof after a long winter season will show if your roof can handle another season – and if not, this is the time for a roof replacement. During the inspection, the roofer checks for signs of damage such as rusting or missing flashing, hail damage, soggy shingles that have water trapped beneath them or curled shingles which indicate that the shingles are getting old or has poor ventilation. A roof inspection also involves looking at your chimney (where roof meets chimney) and the flashing that surrounds it to assess the level of wear.

When is an ideal time to provide a roof inspection and maintenance ?

Spring and early summer is an ideal time to provide a roof inspection and have your roof replaced. You can avoid the possible pitfalls of low temperatures messing with shingle adhesive and roofing tools. Spring and early summer has the optimal weather conditions to perform any kind of maintenance. The weather is milder than winter and humidity is relatively low. This is especially important when doing roof maintenance as high humidity can cause moisture damage to your roof during your maintenance project.

Due to harsh weather conditions in Quebec, the best time to repair/replaced your roof would be from spring to late fall depending on the weather conditions.

Common sign of rood damage: Missing shingle granules, damaged flashing, rusted chimney cap, algae growth, rotten fascia boards, Debris build-up and warping of shingles.

If your roof has signs of damage or leaking –  roof needs immediate attention, tracking the leak and having it repaired as quickly as possible is always the best course of action.
